Commercial Property Site Inspections and Analyses
Norwood Consulting Group provides property site
inspections and analyses on a nationwide basis for
banks, commercial real estate lenders, commercial
mortgage conduits, commercial loan special servicers,
and real estate investors. We have extensive site
analysis experience throughout the United States,
Canada, and Puerto Rico for all property types,

Norwood’s property site inspections and analyses are
performed for many due diligence purposes, including
loan underwriting, re-underwriting, loan servicing,
property acquisitions, and asset dispositions. Our
property site reports provide an excellent third party
review of a property and its sub-market that enhances
the quality of underwriting. This is particularly
valuable to conduit lenders as rating agencies look at
our unbiased reports with a favorable view.
We look at each property from the lender’s and
investor’s perspective. Our experienced team has an
extensive background of asset management, loan
origination, loan underwriting, asset dispositions, and
acquisitions. We also have a background with troubled
assets and loan workouts. This provides a unique
perspective for our client that is not available from
other outsourcing firms who utilize an unrelated network
of contractors that work for multiple firms. We have the
ability to be the eyes and ears of our clients on site.
Our extensive experience allows us to provide a seasoned
view of commercial real estate. Our team can advise
lenders of material and potential issues with a
commercial real estate property. We can alert lenders to
issues that may affect a B Piece buyer’s decision making
process in CMBS transactions. We can also alert real
estate investors to potential lender issues that may
affect their ability to finance a project.
Our professionals are located in Colorado, Texas,
Georgia, and Maryland. This allows us to provide timely,
cost effective real estate analyses across the entire
United States and Canada. Our
underwriting/re-underwriting property analyses provide a
thorough examination of the general property condition,
physical characteristics, location, surrounding
properties, surrounding neighborhood, competing
properties, management, and other pertinent
considerations relevant to lenders, investors, rating
agencies, and CMBS B Piece Buyers. The
underwriting/re-underwriting property analysis report
includes an extensive display of digital photos of the
property, neighborhood, comparable properties, and other
items/issues affecting the asset. The analysis also
include maps detailing the location of the property and
the primary competition. These reports are utilized by
lenders, CMBS B Piece Buyers, investors, and special
servicers in their essential decision making process.
Engineering
Norwood Consulting Group provides engineering services
through ACL Engineering. Our professional engineers
provide both civil and traffic engineering services to
both the public and private sectors. The ACL Engineering
staff has extensive experience in the following areas:

Environmental Consulting
Norwood Consulting Group provides environmental
consulting services through Norwood Environmental Group,
Inc. Phase I Environmental Site Assessments (ESA’s) are
conducted in accordance with standards set forth by the
American Society for Testing and Materials (ASTM E
1527-05). Phase I ESA’s typically include the following:
• Site Reconnaissance
• Interviews with the owner, site manager,
occupants, local government
officials, and others
knowledgeable about the site conditions
• Available historical review
• Review of regulatory records
• Preparation of a professional report of findings
and conclusions
Norwood Environmental Group, Inc. also provides Site
Transaction Screens for lenders and property owners. We
also provide review of Phase I and Phase II
Environmental Site Assessments previously completed by
other environmental firms.
Loan Participation Advisory
Norwood Consulting Group assists local and regional
banks with their analysis of commercial real estate
participation projects. We provide a high level of
experience and knowledge that allows smaller banks to
make a more informed decision regarding loan
participations that may be out of their normal lending
area. Additionally, our services can assist originating
lenders in the sale of their participations by giving
potential participants a level of comfort from a third
party’s view of a transaction. Norwood’s professionals
have extensive, hands-on experience from both the
originating side as well as the purchasing side of loan

Loan Servicing/Asset Monitoring Property Inspections
Norwood Consulting Group also provides annual property
inspections for commercial loan servicing clients. We
have an extensive loan servicing background and
perspective. We know the important issues in asset
monitoring for loan servicers. Norwood also offers this
service to property owners and investors. This is
particularly useful to absentee owners and investors.
Norwood Consulting Group also provides property site
inspections for the purpose of verification of capital
improvements and loss draft verifications.
Our annual inspection reports also include digital
photos of the subject property and issues affecting the
asset. These reports provide a cost effective method of
monitoring real estate assets and collateral.
Credit Reporting and Analysis
Norwood Consulting Group has online credit reporting
terminals through all major credit sources, including
Experian, Equifax, TRW, and Trans Union. We provide
credit reports for individuals and commercial entities
in an easy to read narrative format. Additionally,
Norwood Consulting Group provides a written analysis of
the applicant's credit history, rating score, and public
records filings for use in credit decisions and loan
presentations.

Agreed Upon Procedures
Norwood Consulting Group provides Agreed Upon Procedures

involves financial testing to verify the accuracy of
historical operating statements by comparison with rent
rolls, bank statements, tax returns, and actual expense
invoices. Agreed Upon Procedures assignments are
tailored to the needs of each client and each asset.
These testing procedures are used by lenders and
investors to verify financial performance of commercial
real estate projects before making critical loan or
investment decisions.
Asset Management
Norwood Consulting Group’s professional staff has an
extensive background in commercial real estate asset
management. Our professionals have managed assets across
the U.S., including troubled assets and trophy
