These inspections are performed for many purposes, including loan underwriting, re-underwriting, loan servicing, capital improvement monitoring, and loss draft verifications.

Underwriting/re-underwriting inspections provide a thorough analysis of general property condition, characteristics, location, competing properties, management, and other relevant considerations relevant to lenders, investors, and CMBS B Piece Buyers. The underwriting/re-underwriting inspection report includes an average of more than 50 digital photos of the property, comparable properties, and other items/issues affecting the asset. The report also includes color maps detailing the location of the property. These inspections are utilized by lenders, CMBS B Piece Buyers, investors, and special servicers.

Norwood Consulting Group also provides annual property inspections for commercial loan servicers in the format, and with as much detail, as required by each client. These annual inspection reports also include digital photos of the subject property. These reports provide a cost effective method of monitoring real estate assets and collateral.

Credit Reporting

Norwood Consulting Group has online credit reporting terminals through all major credit sources, including Experian, Equifax, TRW, and Trans Union. We provide credit reports for individuals and commercial entities in an easy to read narrative format. Additionally, Norwood Consulting Group provides a written analysis of the applicant's credit history, rating score, and public records filings for use in credit decisions and loan presentations.

Due Diligence

Norwood Consulting Group provides due diligence reviews for commercial real estate properties. These reports provide testing and reconciliation of income property operating statements in order to provide a level of confidence in the true performance of the asset. These assignments may be as broad or as limited in scope as required by the client. This service is used by many lenders and investors to verify collected revenues or non-recurring expenses of income-producing real estate properties.

Commercial Loan Underwriting

Norwood Consulting Group's seasoned lending professionals provide commercial loan

underwriting analyses to determine lendable NOI's. These analyses may be performed on a preliminary level for initial evaluation of a transaction, or on a fully detailed basis in order to facilitate formal loan approval and closing. Underwriting services may be performed for all property types including multifamily, retail, office, hospitality, industrial, and congregate care facilities. Norwood also has extensive experience underwriting Low Income Housing Tax Credit Properties as well as other government-assisted properties, such as In-Town Housing Programs.
